Monthly rentals not listed on Booking.com, Agoda or Airbnb

A large part of Chiang Mai's monthly rental market never appears on Booking.com, Agoda, Expedia or Airbnb. Local apartment buildings and dorms fill their rooms through Facebook pages, Thai rental portals, signs on the gate and phone calls. This page lists the seven places on this site that we could not find on any of those four booking sites. Five are in or around Nimman, one is in Suthep and one in Chang Phueak. Prices start at 3,500 baht (Ruean Rampha, six-month minimum) and 3,300 to 3,700 baht at JD House Dormitory, and go up to 8,500 baht for a 28 m² studio at PT Residence. In between: Jatuporn Apartment near MAYA (air-con 3,200 to 4,000 baht), The Greenery Landmark (35 to 38 m² from 6,000 baht, free pool and gym), Residence SG (40 m² from 7,500 baht, one month fine) and Baan Nai-Lek behind Chiang Mai University (one-bedroom with living room for 8,000 baht). Most of these are contacted by phone or Facebook, often in Thai, so the verified phone number on each listing is the most reliable way in. Deposits range from 3,000 baht to one month's rent plus one month in advance.

Questions

How do you find monthly rentals in Chiang Mai that are not on Airbnb?

Most are found through Facebook pages, Thai rental portals or by walking the area. This page lists seven with verified phone numbers, from 3,500 baht a month.

Do I need to speak Thai to book these places?

It helps, as several are run for Thai tenants. Short messages in English or a translation app on the Facebook page or by phone usually work; ask for the monthly price, deposit and electricity rate.

Which of these allows a one-month stay?

Residence SG states that one month is fine. Ruean Rampha needs six months and PT Residence quotes its studio price for a one-year contract; ask the others when you call.
